HUMAN Architecture Studio offers two distinct design services which are aligned to your budget, timescales and design requirements. We have outlined the key elements of each service below.


Both services start with an initial consultation where Ashley will advise which service is best for you.

Initial consultation

Our initial consultations last up to one hour and are completely free. These consultations take place at your property and are a great way for HUMAN to get to know you and your home. 


At the initial consultation, Ashley will carefully listen to your ideas, provide expert design advice and answer any questions you may have. Ashley will provide preliminary advice on budget, construction cost, time frames and how to comply with planning and building control. After discussing initial design ideas and getting to know you, Ashley will advise which HUMAN services you require for your project. 


HUMAN offer two residential design services that are tailored to suit your individual needs: the Standard Design Pack and the Bespoke Design Service (see further details below). 


For our commercial clients, HUMAN will work with you to tailor your own Commercial Design Service and this will be discussed at your initial consultation.


Standard design package

Our Standard Design Pack is perfect for residential clients who know exactly what they want. 


If you know exactly what changes you want to make to your home, you need drawings quickly for a builder or are on a limited budget, then this is the service for you. Our Standard Design Pack gets you from start to finish as efficiently and as quickly as possible. We take the design ideas that you have developed, apply our expertise to ensure the design is buildable, affordable and meets all the necessary regulations and produce a pack of information that is suitable for your builder to price from. The service also includes a planning application which is submitted on your behalf.


The Standard Design Pack includes:


  1. A briefing workshop to discuss your design idea
  2. A measured survey of your existing property
  3. Existing CAD drawings
  4. Location and site plan
  5. Proposed CAD drawings
  6. Final workshop for you to see your drawings
  7. One design change 
  8. A1 large format prints of your completed drawing pack 
  9. Submission of your drawings to the local authority for a lawful development certificate or for householders planning application


The fee for this services is fixed at £2200 inclusive of printing costs.

Bespoke design package

Our Bespoke Design Service offers you access to Ashley’s expertise in designing unique, one-of-a-kind homes that are completely tailored to you.


You will work with Ashley to develop a design that solves problems, enhances your existing property and is an extension of your personality. You are the key to developing your perfect home and as such Ashley spends a lot of time getting to know you.


This is achieved through a series of Client-Architect workshops which occur at key stages throughout the design process. These key stages are:


  1. Feasibility + Concept design
  2. Finalised Design
  3. Planning
  4. Technical Drawing + Building Control
  5. Tender + Selecting a builder
  6. Construction
  7. Aftercare

  • Why Do I need an architect?

    Whether you require planning permission, drawings for your builder, unique problem solving designs or money saving ideas, you will never regret appointing an architect. HUMAN Architecture Studio create unique buildings through getting to know each customer and aim to deliver a building that not only meets your needs but reflects you, your family and your personalities. 

  • How do I get started with HUMAN?

  • Where do we meet?

    HUMAN attend all meetings at the address the works are to take place unless requested otherwise.

  • Do I need planning permission?

    Not all projects require planning permission. Permitted development rights allow you to make certain changes to your property without applying for planning permission. This can include some side and rear extensions as well as certain loft conversions. Please get in touch and we will be happy to advise you.

  • How much does planning cost?

    Planning permission for extension to a dwelling typically costs £238.00 and is payable to your local authority. Should planning permission not be required but you would like reassuring that your construction project is legal, a lawful development certificate can be requested at a cost of approx £135, again payable to your local authority. This certificate is useful when selling your home.

  • Do I need building regulations?

    You must meet the guidance set out in the building regulations if you are undertaking any building work. Building work includes new construction, extensions, alterations, work to foundations, installation of services and any alterations to the thermal performance. Please get in touch and we will be happy to advise you on your specific project.

  • How much do building regulations cost?

    In order to achieve building control compliance it is a good idea to employ the services of a building control officer. On a domestic project this will cost in the region of £750.00 - £950.00.

  • How much will my project cost in total?

    At feasibility stage HUMAN provide a cost estimate based on your design. This estimate is based on £/m2 as advised by builders local to your area. Cost estimates will become more accurate at the tender stage where we select a minimum of 3 builders to price your design. Alternatively you can employ the services of a quantity surveyor who will provide a price based on material, products and specification, this typically costs around £450.00.

  • Will you help me select a builder?

    HUMAN bespoke services includes helping you to select a builder. This is done at the tender stage and can involve interviewing your preferred builder prior to appointment.

  • Will you keep an eye on progress on site?

    HUMAN’s bespoke service includes regular site visits to ensure that the building is of a high quality. We deal with any questions that may arise and ensure that your builder has all the information that is required. We also produce a photographical report following each site visit that will keep you up to date with progress whilst ensuring that you have a formal record of the construction process.
